  1. When are units available?

    Occupancy Available Oct 1st
  2. What kind of pets do you allow? Do you permit exotic pets?

    Dogs and Cats (Non Aggressive Breeds only).
  3. How many pets may I have?

    Maximum of 2.
  4. Are there any deposits, special fees, or monthly charges to have a pet?

    Yes, $500 pet fee per pet.
  5. What must I bring with me to tour an apartment?

    Photo ID.
  6. What are your fees and monthly charges?

    Application Fee / Administration Fee / Monthly Technology Package (if we are providing internet and/or cable).
  7. What are the income and credit qualifications?

    In order to become eligible for approval you must meet the monthly income requirements set forth by this community at 3 times the monthly rent. We must review 2 years prior income and projected 12 months in an acceptable form of documentation.
  8. What is acceptable “proof of income” to sign a lease?

    Accepted forms of Income documentation include: Current Pay Stub with YTD information Letter from Employer on company letterhead, followed by current paystub. W2 Tax return.
  9. What happens if I qualify for an apartment, but my roommate does not?

    You would be denied. You could then apply on your own and see if you qualify but your roommate could not live at the property.
  10. Is my security deposit totally refundable?

    Yes, minus any damages.
  11. If I get a job transfer, can I break the lease?

    Yes.
  12. Can I change to a month-to-month lease plan after my first year?

    Yes.
  13. What utilities are included in my lease?

    Water Sewer and Trash will be billed to the resident.
  14. How long is the term of the lease?

    12 months.
  15. Do you accept leases for short terms?

    No.
  16. Am I required to have renters insurance?

    Yes.
  17. Do you offer furnished apartments?

    No.
  18. Do you offer corporate apartments?

    No.
  19. If something needs to be repaired in my apartment, how do I report it?

    Online through the resident portal, at the leasing office or after hours by the emergency cell phone.
  20. When is my rent payment due?

    Due on the 1st, last at the close of business day on the 3rd.
  21. What day of the month am I liable for a late charge?

    After the close of the business day on the 3rd of the month.
  22. Will you accept electronic payments from my bank?

    Yes.
  23. Is there a place where I can pay my rent after office hours?

    Yes, online through the resident portal.
  24. There is a person who might be staying with me for a while, is that permitted by the lease?

    Up to 2 weeks.
  25. Do you have reserved parking?

    Yes.
  26. I have a motorcycle, where can I park it?

    In a normal parking space.
  27. My children live with me in the summer; do I need to notify your office when they arrive?

    They would need to be on the lease if they are there more than 2 weeks out of the year.
  28. Can I install my satellite dish at my apartment?

    Yes, with a deposit of $1,000.
  29. Do you have cable services?

    Yes.
  30. Does the property have a fitness center?

    Yes.
  31. Does the property have a swimming pool?

    Yes.
  32. Does the property offer on-site recycling?

    Yes.
  33. Are gas grills permitted at your property?

    No.
  34. Is there any additional storage space available at your property?

    TBD.
  35. Are residents permitted to paint their apartment?

    Yes.
  36. Will you accept my delivery packages for me?

    Yes.
  37. Do you have a list of Preferred Employers?

    Yes - (Florida Atlantic University, Office Depot, Boca Raton Hospital, Government Employees).
  38. How is your property different from the competition?

    Pool with portholes to the Lobby below and a window to the street. Club Lounge featuring the Cellar in the larger building and a second Club Lounge at the smaller building. Two state-of-the-art fitness facilities with One focused on cardio and The second focused on weight-training.
